Real Estate in The Ribera region certainly has been afected by the sluggish world wide economy, neverthlees optimism among investors and realtors still holds very high.
This of the changes felt recentlyis that realtors don´t face the traffic of people they were accustomed to, instead, fewer prospects but more serious investors are looking to acquire real estate at a good bargain price. Furthermore, those bargains that the investors are looking for are beeng materialized since, now builders and property owners are more willing to negociate the final price and/or terms of the purchase.
Another change felt recently, is that, for the most part, home sales have concentrated in properties located in private, new developments rather than in older, busier areas. This can be explained since people, in addition to looking for privacy and security, are more enticed to purchase new houses, rather then properties that will require time and money to be repaired and maintened.
What has not changed is the fact that investors are still looking primary for an affordable-good life style, and this they can find and enjoy in this great area with its beautiful natural assets that are, among many others, good climate and formidaable views, adding to these good qualities, services that carter to their needs and friendly welcoming people.

Has your home been on the market for a long time with out any result?
Do you think your Agent is not doing the right things?

Selling a home is not an easy thing but selling a home in a slow market is the biggest challenge at this time!

There are 3 important elements to get it done:
1.	A motivated & flexible seller.
2.	A good property value.
3.	A professional and creative agent with a positive attitude.

A MOTIVATED & FLEXIBLE SELLER

When the market is too slow you really have to want to sell your home!

If you are not too sure about it, it is better for you to wait for better time!

You should know you won’t get the money you were expecting so you have to have a good plan to invest your money once you sell your house in order to recuperate your investment!

So, being flexible to drop the price when it is necessary or to negotiate an offer is one of the must important things to get it done.

A GOOD VALUE PROPERTY

Some time the property does not show the real value it has, because of the poor maintenance or poor decoration. Some times it is just a little cosmetic problem.

So when you are ready to sell be sure your house shows the value it has. If is too crowded, take some furnishings out. If it is too dark open windows or paint it a light color. If the rooms look too small some mirrors will help to make it looks bigger.
Some time, it might be necessary to use the service of a decoration professional.

A PROFESSIONAL AND CREATIVE AGENT WITH A POSITIVE ATTITUDE

As a professional, your agent must know the market in your area, and the houses already on the market in competition with yours, the houses sold the last year and be smart to make a plan to promote your house successfully.

Your agent has to believe in himself, he has to believe he can sell your property, doesn’t care if the market is slow or dead, he has to believe he can do it.

Your agent has to be creative to find the way to reach the buyer for your property. Even if the market is slow, still there are buyers looking for properties, so the job for the agent should be to find different strategies to get them.

This time there are lot’s of ways and tools to promote a home, by internet with a landing page, by e-mail marketing with a good selling letter, putting ads in the magazines, asking for referrals, etc.

If your agent does not have these qualities, the possibilities to get results are remote, so you should be considering the option to use the service of somebody else. But if your agent is more than this you should feel grateful.

REMEMBER THERE ARE 3 IMPORTANT ELEMENTS TO GET IT DONE!

1.	A MOTIVATED AND FLEXIBLE SELLER
2.	A GOOD VALUE PROPERTY
3.	A PROFESSIONAL AND CREATIVE AGENT WITH A POSSITIVE ATTITUDE.

So, if you are a motivated & flexible seller and your home is a good value property there is only one element you need ….YOUR AGENT!

Martin is the agent you need; he is smart and creative with a lot’s of resources to get it done. He is the one with the action your house needs to be sold.

His experience of 12 years as realtor in the area and lots of happy sellers, can tell you about his skills.

CALL MARTIN OR E-MAIL HIM NOW FOR A FRRE OPINION OF VALUE AND A SMART MARKETING PLAN FOR YOUR HOUSE!!
